GARDNER, MA – RoofBlok Ltd. recently purchase a 130,000 sq. ft. manufacturing building located at 60 Industrial Rowe, Gardner MA. The property is situated on 11 acres of land adjacent to Route 2.
Established in 1980, RoofBlok manufacturers hydraulically pressed concrete pavers for on-grade and roof applications for architectural, commercial, and wind uplift resistant projects. Their products have been used in high rise commercial developments as well as high-end residential properties throughout the northeast.
According to Paul Keating, president of RoofBlok, “we needed a site that could accommodate our existing operation, as well as provide for future expansion.” In addition to providing the flexibility to expand, the building also has an extensive infrastructure including a large capacity electric service distributed throughout the building, heavy floor loads, excellent highway access and the availability of a well trained labor force.
The building was previously owned and occupied by H&R Firearms, which was purchased by Remington Firearms in 2000. The building became vacant in 2007 when the operation was moved to Madison North Carolina. The purchase price was $1,500,000, with financing provided by the seller.
Mark Stevens, SIOR, Principal of The Stevens Group, represented RoofBlok in the transaction providing real estate advisory services, assisting them in the site search and negotiating the terms of the transaction.
